Level 1 Home Survey

Ensuring clients know which home survey is the right survey for them is so important.


The RICS provide lots of information for surveyors and clients to use to understand what each type of survey provides.


Today, we focus on the Level 1 survey, often called a Condition Report.


The level 1 survey includes a physical inspection of the property during which the surveyor will inspect as much of the property as possible, but they won’t open up the fabric of the building, such as fitted carpets.


The surveyor should produce a report based on the inspection with clear “traffic light” ratings of the condition of different parts of the building, showing problems that may require varying degrees of attention.


The surveyor should provide an objective view of the property's condition but will not include advice on repairs or ongoing maintenance.


Choose this type of survey if you’re buying or selling a conventional home built from common building materials and in reasonable condition.
