Snagging Survey

Whether you are about to purchase or move into a newly built home, an independent Chartered Surveyor can provide a Snagging Survey so you can be reassured that your property is at the required standard and that there are no breaches of building regulations.

A Chartered Surveyor is likely to spot more defects than a homeowner and can relate the defects to the relevant regulations, liaise on your behalf with the builder and push for the defects to be fixed so that you do not have to get personally involved.

Snagging Surveys spot problems with a newly built property, from minor cosmetic defects, typically damaged, broken, or not fitted properly, to more significant defects, such as structural problems.

A new build snagging survey is a visual inspection of the property's interior and exterior to check the work's quality against building regulations and standards.

The report will list the work, with photographic evidence, needed to bring the project to an acceptable level of completion, highlighting the gravity of the issues.

Ideally, a Snagging Survey should be conducted before exchanging contracts with the developer or as soon as possible after you have moved in. Your housebuilder is responsible for checking and fixing cosmetic defects before you complete the sale, but they will unlikely notice everything before you move in.

Newly built properties are known for minor defects or snags caused by poor workmanship or equipment. If you are still covered by warranty, your developer should remedy any highlighted defects on the snag list.
