Specific Defect Survey

A focused or specific defect survey assesses a particular or suspected problem with a building condition or structure.

The survey will examine a single element, or a defined number of areas, within the property rather than the whole building. It will analyse and report on the defect in detail, identifying the cause of a problem, recommending repairs, and estimating the costs of those repairs.

If you have noticed a specific problem in your property, you may benefit from having a Specific Defect Survey. 

  • Cracks in the wall

  • Condensation

  • Damp

  • Dry/wet rot

  • Roof defects

  • Leaks

  • Above ground drainage issues

  • Insulation issues

  • Woodworm/insect infestation

  • Defective workmanship

 

 

The Specific defect Survey will typically include:

  • A visual inspection of the property.

  • An assessment of the suspected problem.

  • Suggestions on whether any further investigations are required.

  • Recommendations for repairs/rectification, if necessary.

  • An estimation of the cost of repairs.

 

It should be noted that the surveyor will not necessarily examine any other potential issues at the property, only those discussed in the survey instructions.
