Construction Monitoring

Stoneleigh Surveying & Construction Ltd. can undertake construction monitoring and can offer regular valuations to enable development funds to be drawn down.

 

Richard adopts a proactive approach by engaging with the developer during the early stages of the project. This ensures that all statutory requirements, including CDM, Party Walls, and other necessary consents, are met before funding is agreed upon. Proposed drawings, specifications, cost schedules, and programmes are thoroughly reviewed to ensure that the plans and contract documentation are in line with the requirements. We work closely with the developer and lending institution to agree on valuation methods and project stages for fund drawdown, ensuring a timely release of development funds based on predefined lending criteria.

 

During the construction phase, our monitoring surveyor visits the site regularly to assess the progress of the building work. They ensure that the work completed so far meets the required standards and is on track to meet the deadline. The monitoring surveyor holds meetings with developers to discuss any issues that may arise during the construction process. Once they are satisfied that the work has met the required standards, they approve the next payment to be made.

 

At the end of the construction process, the monitoring surveyor conducts a thorough inspection to identify any issues that need to be addressed before the project can be deemed completed. This inspection covers utilities such as gas and electricity to ensure that they are functioning correctly and are ready for the buyer to occupy the property. Additionally, the monitoring surveyor verifies that all necessary paperwork and certifications, such as Building Regulations, Health & Safety File, gas safety certificates, electrical certificates, and as-built drawings, are in place. Only after the monitoring surveyor gives their approval will the final payment be released, and the project will be handed over to the client.
